Ask for a component-by-component scope

Provide unit counts, ceiling access, photos of the equipment labels and any history of leaks or odours. Ask whether the team needs a ceiling opening, building permit, water protection or another contractor. A quote based only on room count may conceal these differences.
Separate cleaning from repair
At a JVT apartment, the field report recorded FCU washing and insulation work (10850). At Icon Bay, inspection recorded duct and plenum defects, mould and damaged pipe insulation (16266). The latter observation does not mean that washing alone fixes damaged insulation or a defective duct. It also does not prove that every proposed replacement was completed.
After the visit, request a list of components reached, work performed, inaccessible areas, observed defects and proposed next checks. Ask for before/after photos only where they show the same accessible component and do not expose private site information. Do not treat a photo or a clean grille as proof that concealed ductwork was inspected.
