A cool apartment can still feel damp. The useful question is where moisture is coming from and whether the current system can manage it under the actual operating conditions. A running fan or a low thermostat setting does not answer either question. Start with a room-by-room record before buying another appliance.

Separate three kinds of evidence

Write down what you feel, what you see and what you measure. A clammy room is a comfort observation; droplets on a surface are a visible finding; a humidity reading is a measurement taken at a particular place and time. Keep these separate so a contractor can investigate rather than inherit a guessed diagnosis.

If you have a humidity meter, record the time, room and temperature alongside its reading. Note its position and keep the same instrument and comparable location for repeat observations. A reading immediately beside a cold outlet or an open balcony door may not represent the occupied room. This article does not prescribe a universal humidity target or certify a domestic meter.

Look for a pattern without opening the system

Does the complaint affect a bedroom with its door closed, an entire apartment or the area around one cold pipe? Does it follow showers, cooking, wet laundry, balcony use or a recent fit-out? Note when the AC operates and whether the controller is in cooling, fan or another mode. Record moisture on accessible surfaces without dismantling insulation, entering a ceiling void or touching electrical parts.

These observations help distinguish a local water problem from a broader moisture-control question. Persistent wet material or moisture near electrical equipment needs a suitable on-site assessment; a portable appliance should not be used to conceal an unresolved leak.

What the survey needs to establish

The investigator should identify the installed cooling system, affected zones, relevant outdoor-air or ventilation paths, and any observed water source. In an apartment, some interfaces may belong to building management. Ask which parts can actually be inspected and what remains inaccessible. Dehumidification, cooling and fresh-air provision are different functions even when their ducts share a ceiling.

At a DENAIR Bluewaters project, the planned dehumidifier installation involved insulated plastic ducts and gypsum grilles. A bent flexible connection was found near a grille; a rigid elbow was proposed where ceiling space allowed, together with service access. That record establishes a routing constraint and proposed work. It does not establish the apartment's final humidity, prove a completed correction or show that every damp apartment has the same cause.

Choose the next action from the finding

An identified water leak needs its own repair scope. A local room-moisture issue may justify assessing a portable dehumidifier. A concealed or multi-room system requires equipment selection, air connections, condensate disposal, controls and service access to be considered together. Ask what observation or measurement supports the recommendation and how the agreed result will be checked.

Send DENAIR the affected rooms, a short timeline, the AC operating mode and any safely obtained readings. Use the air quality and filtration scope for system assessment, or HVAC support for apartments when building access and shared services need coordination.
