First identify the system you have
An FCU connected to a building water system needs a different investigation from a refrigerant-based split unit. Record the room, safely visible model label and controller, and whether neighbouring units still cool. Keep a clear distinction between the fan being audible, air leaving the grille and the room actually becoming cooler. These observations describe the symptom without deciding which component has failed.
A tenant can record settings, timing and affected rooms without opening electrical covers or ceiling equipment. Access to concealed valves, live electrical tests and building-controlled water circuits belongs to the authorised technical team. Tell that team which functions and connections the building operator controls.
Follow the command through to the response
Ask the technician to distinguish the requested cooling command, the actuator's supply and compatible control signal, actuator movement, valve response and the water-side operating condition. A changing thermostat display alone does not establish any of those downstream responses. Likewise, a motor that moves is not proof that the valve passes the required flow.
Measurements should be tied to the actual unit, operating mode and test conditions. If access or building permissions prevent a water-side check, list that limitation explicitly. Do not replace a fan motor solely because the room remains warm while its fan already runs.
What the Burj Khalifa record establishes
DENAIR's Burj Khalifa record distinguishes two FCUs: one operated, while another had an actuator that did not receive power. The record does not establish that a subsequent actuator replacement or complete repair was finished. Its value is the diagnostic boundary: an unresolved control-supply condition is a separate finding from fan operation.
The panel photograph accompanying this article comes from DENAIR's Marina Gate diagnostics record. It illustrates electrical investigation, rather than the Burj Khalifa unit or a verified before-and-after repair.
Ask for a decision record before buying a part
A useful report identifies the unit, observed symptom, tests completed, finding, proposed action and remaining checks. If the recommendation is an actuator, valve, motor or controller, ask which recorded observation supports that choice and what operating demonstration will follow the approved work.
After any repair, request a response check under the agreed operating conditions, not only confirmation that a new part was installed. If the symptom returns, preserve the earlier report and the changed conditions so the next visit builds on evidence already obtained.
Keep this evidence with the enquiry
Room and FCU identity; connected building system where known.
Fan state, controller request and actual cooling response recorded separately.
Control-supply and water-side findings with access limitations.
Approved action, post-work check and any open item.
