A villa with six or more units needs a visit plan that preserves the identity of each unit. “Service all ACs” can hide missed equipment, mixed-up room names and deferred checks. Six is a planning example here, not the reported equipment count of a DENAIR case or a universal threshold for an AMC.

Make one equipment map

Assign a plain room or zone name to each indoor unit and identify its associated outdoor equipment where known. Record model details that are safely accessible, controller locations and shared-system connections. Keep the equipment count separate from the number of rooms: one ducted unit may serve several spaces, while several indoor units may share a system.

List the actual symptom beside the relevant unit. A working lounge, a noisy bedroom and a warm office should not disappear under one “villa AC problem” note. Give the service team previous work records where available, without assuming that the last repair caused the new complaint.

Sequence access with the household

Identify occupied bedrooms, locked rooms, concealed units, rooftop access and any building or contractor permissions. Agree how the team will reach each service side safely and what finishes protect it. A hatch that reveals part of a cabinet may still be inadequate for the required task.

Ask which units can be attended during the planned visit and which depend on another opening or trade. If work is split across days, carry the same room names into the follow-up record. This is especially useful when several technicians or contractors are involved.

Do not turn inventory counts into a handover claim

In DENAIR's Victory Heights villa record, eight units were pressure-tested and seven indoor units were connected to power and controls. Fresh-air installation was recorded as completed, while start-up, drainage and grille checks remained open. These are installation-stage facts, not evidence that a six-unit maintenance package was delivered or that the entire villa had passed final commissioning.

The practical lesson for recurring care is to track milestones by unit and scope. A count of connections, tests or cleaned components should identify what it counted. It should not be used as a general statement that all equipment is finished or problem-free.

Use a visit record with decisions attached

For each unit, request the components attended, the operating checks actually performed and any limitation. Separate routine care from a newly identified repair, deep cleaning or duct alteration. If the next visit needs ceiling access or another specialist, state that dependency and the affected room.

When comparing an AMC, use this same equipment inventory and access plan. Define recurring obligations and exclusions in the contract rather than infer them from a single visit. A larger equipment count does not justify identical work on every unit regardless of its type and condition.

Send DENAIR the room-to-unit map, access restrictions and known issues. Discuss AC maintenance for a defined visit, or HVAC support for villas when several systems and renovation interfaces need coordination. For recurring support, request a separate AMC scope.

Approved reference prices: Standard Split AC Service — AED 400; Standard Ducted Split Service — AED 800; Standard FCU Service — AED 800. For a villa with multiple units, confirm the equipment list, access and any additional work before the written quote. See the full DENAIR Pricing Guide.
